If you are like most folks who are house hunting, you are
more interested in your home than in doing paperwork. But if you
haven't done so already, it makes a great deal of sense to talk to a
local lender to become pre-approved for your financing. Pre-approval is
a process where you have done some of the steps necessary to get
financed on a potential purchase, however the real value is that when
you go and make an offer on a home, sellers will be more receptive to an
offer when they know that the buyer has the financial capacity to
actually complete the purchase. Even if you have to sell a home first
in order to buy it still makes the offer more attractive.
Also, it's good to keep in mind that even though it's a
buyer's market at this current time, we do from time to time still have
multiple offers here in the Seattle area for the same property from
different buyers, and what can make the difference is your financial
ability to compete for the property.

time homebuyer and would like to take advantage of some Washington State
programs for financing your first home, we encourage you to call him
about the low down programs that he has that are subsidized by state
bond funding. There are income limits, and a class to take, but the
programs are real good and could help in your situation.
